May 2023 Single Family Residence Sales Data for Five County Grand Traverse Bay Region from MLS

In counties where sales numbers are fairly low all the time you have to take stats with a grain of salt. 2021 to 2023 stats show prices roughly steady and sales are similarly fluctuating. Leelanau County is a bit of an outlier. They had 55 sales in May of 2021; 31 in 2022; 22 in 2023. The average sale price went from 521,506 in 2021 to 557,624 in 2022 to 810,540 in 2023. The median sale price jumped also which may indicate that some very expensive homes sold in May and drove up the numbers.

The supply of single family homes for sale ranges from 2.71 months supply to 4.42 months supply across the 5 counties which is a jump from the previous 3 months data. We’ll see if the market is loosening up a little.
